Sobha Aroma J222 is a premier high-rise residential tower in Sobha Hartland, Dubai. Zarco Star Building Contracting L.L.C was contracted to execute comprehensive gypsum drywall installations, false ceiling systems, and acoustic shaft wall partitions across multiple residential levels within an active main-contractor construction environment.
High-Volume Staging, Logistics & Summer Heat Protocols
Delivering drywall works across numerous vertical levels required disciplined material staging and vertical hoist logistics. Materials were systematically bundled and hoisted during designated crane time windows. Working during Dubai’s peak summer heat necessitated strict health, safety, and environment (HSE) controls, hydration schedules, and climate-controlled curing protocols for jointing compounds.
Stringent Consultant Inspections & Acoustic Performance
Given the developer’s reputation for luxury finishing, every partition wall was inspected by third-party engineering consultants for straightness, plumb alignment, stud spacing, and acoustic rockwool density. Our quality assurance teams pre-audited every square meter prior to consultant walk-throughs, achieving a record 98% first-time inspection approval rating across all floors.
Delivery Results & Handover
