Project Overview & Scope of Work
This high-profile commercial unit in DAMAC Park Central, Business Bay required an end-to-end transformation from a raw shell-and-core space into a fully operational, premium retail outlet. Zarco Star Building Contracting L.L.C was awarded the full turnkey contract covering design coordination, structural steel fabrication, complete MEP engineering, authority approvals, and luxury interior finishing.
The Mezzanine Challenge — Structural Engineering & Approvals
The central architectural challenge was the design, engineering, and construction of an intermediate mezzanine floor to dramatically expand usable retail floor area. Zarco Star Building Contracting L.L.C managed the full structural load calculations, coordinated third-party structural engineering verifications, and obtained mandatory building permits from Dubai Development Authority (DDA) and Dubai Municipality. Precision steel columns and beams were erected with millimeter tolerances to integrate seamlessly with the tower’s base infrastructure.
Integrated MEP Coordination Under Stringent Inspections
The comprehensive MEP scope involved installing DEWA-compliant three-phase electrical distribution boards, energy-efficient LED track lighting grids, HVAC ductwork routing connected to the central building chiller, domestic water lines, and integrated fire suppression systems (sprinklers and smoke sensors) approved by Dubai Civil Defence (DCD). All engineering lines were modeled to prevent clashes with structural framing and false ceilings.
Delivery Results & Handover
The project was completed and successfully handed over ahead of the tenant’s target opening date. All municipal and developer inspections were cleared without delay. The completed commercial facility stands as a benchmark of modern retail construction, blending heavy structural steel execution with refined architectural finishes in the heart of Business Bay.
