About the Project

The Norwegian Seamen’s Church in Dubai is a uniquely designed building inspired by Scandinavian architecture, complete with an attic floor and a gabled roof—features uncommon in the UAE. Despite its charm, the building faced serious humidity issues that caused persistent moisture, wall damage, unpleasant odors, and deterioration of furniture. The church required a complete renovation with a primary focus on solving the underlying environmental problem while preserving its Nordic identity. ZARCO® was appointed to manage this sensitive and technically demanding project, which had a very tight two-month deadline.

Diagnosing the Problem & Engineering the Right Solution

Our team conducted a detailed assessment and determined that hot outdoor air and cool indoor airflow were mixing inside the attic and roof cavity, causing constant humidity buildup. To address this, ZARCO® recommended installing a DER (Dehumidification and Energy Recovery Ventilation) fresh air unit—an advanced system designed specifically to regulate humidity and maintain indoor air quality.

The unit was large and heavy, requiring specialized lifting equipment and careful planning to position it safely through restricted access points. At the same time, electrical points had to be rerouted, ventilation paths redefined, and the existing ceiling dismantled without damaging the building’s aesthetic elements.

Rebuilding With Durable, Fire-Rated & Insulated Systems

ZARCO® replaced the existing ceiling with a high-performance sandwich panel system composed of fire-rated gypsum boards on both sides and PIR insulation in the center. This combination offered superior thermal stability, moisture resistance, and fire safety—essential for a building used for community gatherings.

Cabinets and interior fixtures were carefully removed, modified, and reinstalled to ensure no damage to the church’s wooden elements, which were integral to its Nordic character. All renovations were executed with respect to the original design while significantly improving the building’s functional performance.

The project was delivered on time, with all renovation and humidity-control measures successfully implemented. The Norwegian Seamen’s Church now operates in a stable, comfortable environment free from moisture issues, allowing visitors and community members to use the space without concerns about health, odor, or structural damage. ZARCO®’s solution preserved the building’s Scandinavian charm while ensuring it meets modern safety, comfort, and durability standards—marking this project as one of our most technically rewarding renovations.
